15 homes sold in September
Buyers had the edge in September. Price against today's competition, not last year's sale.
What the latest CREB® numbers mean for your price and your timeline, by home type.
It depends on your type of home. In September, buyers had the edge for detached homes, semi-detached homes and townhomes. For apartments, the market was fair for both buyers and sellers, right at the line.
What this means for you: Prices are a little lower than a year ago. The sellers doing well are pricing for today's market, not last year's.

Most sellers ask me how the market is doing. The better question is how your type of home is doing. One month of data can swing, especially with only a handful of sales, so I look at the trend before I tell anyone to change their plan.

Time to sell is the average days on market for homes sold in September. September is a single month: 15 detached, 4 semi-detached, 3 townhome and 12 apartment sales, so the smaller categories swing a lot from month to month.
The typical Mahogany detached home fell about 8% from its spring 2025 peak to January 2026, a deeper drop than the 6% for detached homes across Calgary. Since then Mahogany has recovered about 3% and Calgary about 2%. Mahogany detached homes still sit about 9% above the city's.

Every Mahogany property type is priced lower than a year ago. Starting from an old sale puts you above the market before your home is even listed.

Prices haven't fallen off a cliff. They've settled. The sellers I see struggle are the ones still anchored to spring 2025. Buyers are shopping today's prices, and your list price has to meet them there.

It shows whether buyers or sellers have the edge right now, and how much your starting price matters.
"Months of supply is the time it would take for the current inventory to sell at the current rate. It's calculated by dividing the number of houses currently for sale by the average number of homes sold per month."
CREB®, Calgary's real estate board
Mahogany has about 139 homes for sale. About 34 sell each month. If no new homes were added, how long until the shelf is empty?
The faster the shelf empties, the more buyers are competing. The slower it empties, the more choice buyers have. A reading has to hold for a few months before it counts as a true buyer's or seller's market.
What this means for you: In September, the needle moved past "fair" into buyer's territory. One month doesn't make it a buyer's market, but buyers can compare more homes, so the price you start at matters more.
Ranges follow CREB®'s guidance for Calgary: seller's conditions emerge when supply stays under 2 months for at least three months, 2 to 3 months is typical of normal activity, and buyer's conditions can start to show when supply is above 3 months and sustained. CREB® notes the line can vary by home type. Data: CREB® Mahogany statistics, September 2026.
The market matters less than your next move. Here's how most sellers decide.
Waiting for prices to bounce back is a bet, not a plan. If you'd sell and buy in Calgary either way, the gap between the two usually matters more than the price of either.

I'd rather help you decide not to sell than help you list at the wrong time. Your next move should set your timing, not the headlines.
