How to Sell Your Mahogany Calgary Home, Step by Step
Eight steps, in the order they happen. Each one sets up the next, and most of the money is won or lost in the first three.
Selling well is eight steps in order: plan your next move, hire the right REALTOR®, price against the homes buyers will compare yours to, prepare before you list, launch fully ready for the first two to three weeks, compare whole offers, protect the deal through conditions, and close. Most of the money is decided in the first three steps.

Assess and plan
Make these three decisions before you think about price. They set your timing, your risk and how your home should be priced.
Sell first or buy first?
No risk of carrying two homes. You may need a short stay in between.
Your next home is secured. You may feel pressure to accept a lower offer.
What matters most to you?
Relocating, or already bought.
No deadline, and time to wait for the right buyer.
A firm date that fits your move.
What will you walk away with?
- Sale price
- Mortgage payout and any penalty
- Commission, plus GST
- Legal fees and moving costs
- What you take to your next home
Your lender can confirm your payout and penalty.
Hire a REALTOR®
Interview more than one. You're choosing who will price your home, present it to buyers and negotiate for you.
Look for local evidence
Ask about recent sales of homes like yours in Mahogany, and how they priced against builder homes nearby.
Understand the agreement
You'll sign a seller representation agreement. Read the term, what's included, and how it can end. Commission is negotiable and set out in writing.
Know how representation works
Before you sign, your REALTOR® will review RECA's Consumer Relationships Guide with you. It explains who represents whom.
Questions to ask any REALTOR® before you list
Use these in every interview, including ours.

Price your home
Your price decides which buyers see your home and how they compare it. Get it right at the start, and everything after it gets easier.
How a home is priced
The higher above market value, the fewer buyers
Buyer interest peaks in the first two to three weeks
Your price comes from the homes around it
Example onlyThis is a sample of how we place a home. Each dot is a similar home that sold, and the line shows the typical value for each size. Updates, lot and location then move a home above or below the line.

The full picture, so you can make the best decision
Most sellers don't need more information. They need the right information, in context. Marnie brings the recent sales, the homes you'd compete with and what buyers are doing right now, then shows you exactly where your home fits.
The price is your decision. You'll make it with the full picture in front of you.

Prepare and stage
Your home gets one first impression. In Mahogany, buyers compare it with brand-new builder homes, so do this work before it lists, not after it has been sitting.
Fix what buyers will notice
Small repairs, touch-up paint, burnt-out bulbs, worn caulking. Buyers discount more for visible issues than they cost to fix.
Staging consultation
A room-by-room plan so your home holds up next to builder show homes. Full staging only where it will make a difference.
Declutter and depersonalize
Clear counters, closets and the garage. Buyers need to picture their life here, not yours.
Order your RPR early
Most Alberta sale contracts ask the seller for a Real Property Report with City of Calgary compliance. Updating it can take time if anything has changed, like a deck or AC unit.
Same bedroom, same furniture. Very different first impression.

Small changes made the difference: lamps, art, layered bedding, a clear nightstand and professional lighting. Buyers see this photo before they decide to book a showing.

A clear plan for what to do, and what to skip
Most sellers aren't sure which fixes matter and which ones buyers won't notice. Marnie walks through your home with you, gives you an honest list in priority order, then books the staging and media so everything is ready the day it lists.
Do this work before you list. Upgrading in week four can't win back the buyers who passed in week one.

Market and show
The first 14 to 21 days bring your strongest buyers. Everything should be ready the day your home lists.
How we market your home
Every home we list gets all of this, ready the day it goes on the market.

Evaluate and negotiate offers
The highest price isn't always the best offer. Compare the whole offer, and how likely it is to close.
Price
Compare it with recent sales and the homes still for sale, not with your original hope.
Conditions
Financing, inspection or the sale of the buyer's home. Fewer conditions and shorter deadlines mean more certainty.
Deposit
A meaningful deposit, held in trust, shows a committed buyer.
Possession date and inclusions
A date that fits your move can be worth more than a small price difference. Confirm which appliances and fixtures stay.
You can accept, reject or counter any offer. With more than one offer, you choose how to respond to each. The goal is the strongest offer that will actually close, on terms that fit your plan.
The condition period
An accepted offer isn't a sale yet. The buyer has a set number of days, written into the offer, to satisfy their conditions.
Financing
The buyer's lender confirms the mortgage, which may include an appraisal.
Home inspection
The buyer's inspector looks for problems. Repair or price requests sometimes follow, and they're negotiable.
Documents
Your RPR and compliance, and condo documents for condos and townhomes, are reviewed.
Don't book movers or firm up your next purchase until conditions are removed in writing. Until then, the deal can still fall through.
Closing and possession
Once conditions are removed, the sale is firm. Your lawyer handles the paperwork and the money, and you get ready to hand over the keys.
Choose a real estate lawyer
They prepare the transfer, pay out your mortgage and send you the balance. Book them as soon as the sale is firm.
Sign the documents
Shortly before possession, at your lawyer's office.
Possession day
Possession is typically at noon. Be fully moved out and cleaned up before then. Funds can take a day or so to reach you.
Hand over the keys
Once your lawyer confirms the funds, the keys are released to the buyer. Leave garage remotes, manuals and a short note about the home.

A smooth closing is set up at the very start. A clear plan, an honest price and complete paperwork are what get you to possession day without surprises.
"It truly felt like a partnership, and we couldn't recommend Marnie and her team more."
We worked with the Marnie Campbell Real Estate Team on the sale of our home in Cranston and we couldn't be happier with the partnership, transparency, and results. From staging and professional photography to pricing strategy and negotiations, everything was incredibly organized and proactive. We always felt informed, supported, and in control.

Should I wait until spring to sell in Mahogany?
Spring brings more buyers and more competing listings. Fall and winter bring fewer of both. The better question is how many homes like yours will be listed when you are. A pricing review answers that for your property type.
How do I compete with new builds in Mahogany?
Don't compete on newness. Compete on what's finished and included: basement development, landscaping, fencing, window coverings and immediate possession. Then price so the total cost compares well with a new home plus those upgrades.
Does being close to the lake add value?
Lake-front lots carry a clear premium. Beyond that, walkability to the beaches and pathway connection matter more than lake access, which every resident already has.
Should I sell first or buy first?
Selling first removes the risk of carrying two homes. Buying first secures your next home but puts pressure on your sale price. Bridge financing can help, but it's a risk decision, not just a timing one.
Is my property tax assessment what my home is worth?
Not quite. The City of Calgary's assessment estimates what your home likely would have sold for on July 1 of the previous year, so your 2026 assessment reflects July 2025. It's calculated in bulk from sales of similar nearby homes, it usually doesn't account for your finishes, updates or condition, and its purpose is to share out property tax fairly. The City itself notes that sale prices and assessed values can differ. It's a useful reference point, not a list price.
How accurate are online home value estimates?
They're a starting point. They can't see your condition, finishes, lot position or the specific homes you'll compete against this month, which is where most of the price difference comes from.
